How to add a New Transaction

Transactions in ClarityNOW will be all of your pending, closed, and failed transactions.

Adding a transaction

  1. Log into your ClarityNOW portal 
  2. Click Portal Dashboard

  1. On the left side tool bar you can find the transactions tab transactions
  2.  Click "new" in the top right under your namenew-1

General Information

  1. Select a status 
    1. Pending
    2. Closed
    3. Failed 



  2. Next you will select a sale type sale type
    1. Listing
    2. Buyer
  3. Next select a transaction typetype

    1. Resale 
    2. New Construction 
    3. Referral In
    4. Referral Out 
    5. Lease 
    6. Lot 
    7. Commercial

  4. You will then be asked if you want this transaction to count towards your unit goal, move the toggle bar to switch from yes to no 30

 

You may choose to select no if this transaction was a referral in or out 

 

5. Enter a contract date. 

When did the transaction go under contract. 

6. Enter an estimated closed date 

When does the transaction close per the contract.

 7. Next you will select if this transaction is contingent upon another sale 

Does this sale have a contingency that needs to be fulfilled before it can close?

Client Information

  1. You will enter your clients...
    1. Name 
    2. Phone Number 
    3. Email address 
    4. Address (of the property you will be listing) 
    5. City 
    6. State 
    7. Zip Code 
    8. Primary Source (where did this sale come from)

 Income buyer income

  1. Enter the purchase price
  2. Enter the Commission 

you can enter a percentage or a flat rate 

3.  Transaction fee

This will be any amount charged to the buyer that will go towards the income of the sale

NOTE: The total commission will be listed at the bottom of the income section 

 

Cost of Sale:

  1. Select from the drop down; who's sale is this 8-1

 

In the drop down will be your list of team members, if someone is missing, please go to the TEAM tab on the left side tool bar and add them under team members.

2. Are you paying a referral fee on this sale?9-1
  1.  Team Member Compensation 12-1

      1. Select agent

        1. choose commission type percent or flat rate & then the amount.

           

This should match "who's sale is this" UNLESS it is the rainmaker's sale, a rainmaker will not get paid out in this portion.

You can pay out more than one agent/person in team member compensation. 

 

2. Are you paying a broker split or a franchise/royalty split on this transaction?11-1

3. Any additional cost of sale?13-1
    1. You will see Total commission, total cost of sale and total gross profit here10-1

Vendor Information 

  1. Add Loan Officer and Escrow Officer/Attorney Name  16-1
  2. Click Add Company to add additional vendor attached to the transaction.15-1
  3. Click Submit

Once you click submit you will be directed to the Transactions page 

 

Transactions Page 

  1. Once back to the transactions page you can view and sort all pending, closed, and failed transactions.transactions page
    1. To edit any of the transactions click the blue actions button 19-1
      1. From there you can edit, delete or send a note to another team member.20-1
